REAL ESTATE Q: We have submitted three offers on homes recently and another offer was accepted in each case. We are continuing to look Dick Phelps but want to know what we can do to get our offer accepted. A. Losing out in_a competitive offer situation can be disheartening. Don't lose faith. There are several things you can do or include with your offer that will increase your odds. First of all present a clean offer with evidence of secured financing. By clean, I mean try to have as few of contingencies or conditions that need to be met prior to closing. Ask for as few as possible personal items to be included. Have a Letter of Financing ready and include it with your offer. Work with your Realtor to look at comparable home prices and offer your best price initially. Try not to over pay, but be willing to offer a very strong price. You should keep in mind though, that if a lender is involved, the home will have to appraise for the sale price or more so over payment may not even work out. In regards to price, keep in mind that the average person owns 6-8 homes in a lifetime so you will be able to get your money out of the home if you choose to resell. In the purchase agreement you submit, it calls for the owner to remove all personal property and debris from the premises prior to closing. Your offer might be the most attractive if you were to include the condition that the seller may remove any or all personal property and that you will be responsible for cleanup of any remaining personal property or debris. Work closely with your Realtor and using these and their suggestions, design an offer that is just too good to refuse.
