Dick Phelps A:Even though we are currently selling many homes and will continue throughout the winter, Spring is the hottest time for buyers. There are several things I would recommend you do now in anticipation. Walk through the home but also outside with your Realtor and look for things that need repair, replacement, or sprucing-up. Resolve these issues now so the home is ready in the Spring to give a great first impression. After completing the exterior "spruce-up" take numerous exterior pictures. (If with your Realtor, have them take the pictures). The landscaping, lawn, and foliage look much better now than they will early spring. With practically every sale of a home with a septic system, there will be a request for a current Certificate of Compliance. In order to provide that, the system must be less than five years in age or re-inspected. If re-inspected, that report is good for three years from completion of process. I would suggest you have that inspection completed now since it will be good for three years. Another aspect of this inspection is that the system, by Minnesota law, has to have been pumped within three years. When scheduling the inspection have it pumped if it hasn't been. If you are anticipating marketing your home, contact your Realtor for a Comparative Market Analysis and schedule a time to visit the home for that "second eye" to determine what needs repair/resolving prior to selling.
